Community Overview
It has a village-like feel but an urban lifestyle. It’s great for getting out of the hustle and bustle of Dubai and quite a good way to wind up in a quiet surround of lush green gardens and beautiful canals. It is also very family-friendly.
This community is very entertaining for expat families as it provides a range of schools near Jumeirah Village Circle, parks, gyms, medical services clinics, hospitals, and pharmacies. JVC is also attractive for real estate investors because of its value-for-money property prices and attractive rental yields. This community lies close to Dubai Marina, which adds to its charm and appeal.

Almost every JVC apartment shares facilities, including a gym, a swimming pool, and laundry. With the current developments, there will never be any new flats in the locality.

Rental Trends in Jumeirah Village Circle (JVC)
Amongst my favourite places in search of budget apartments and villas are Jumeirah Village Circle, JVC, as it is a strategically located place regarding the main city roads, which provides access to everything required; hence it is always in demand and is reasonably priced. District 13 and District 14 are especially highly in demand as sub-communities of JVC, which have their respective types of highly sought-after rental properties.
This Jumeirah Village Circle, or JVC, averages rents in apartments that could fit most budgets; hence, these range from various options for almost anyone. The studio apartments cost around AED 49,000. The average price for a 1-bedroom unit is AED 83,500. The price of 2-bedroom flats would be AED 109,000. Last but not least, there is a 3-bedroom unit, which should fetch AED 149,000. More extensive choices exist with more 4 and 5 bedrooms, with almost AED 211,000 and AED 240,000, respectively.
Rental prices for Jumeirah village circle Dubai houses can be obtained based on size and type. The studio Jumeirah Village Circle villas have a rental price of around AED 47000 per annum, and a unit of 1 bedroom has a rental price of around AED 114000 per annum. For a two-bedroom, it would cost almost AED 193,000 per annum, and for three three-bedroom, it will go up to AED 178,000 per annum. Large units might be available from a 4-bedroom going for AED 216,000. That would put an average-priced 5-bedroom villa into AED 238,000 as well.
The average rentals of the townhouses in Jumeirah Village Circle(JVC) vary with the number of bedrooms. For example, while a one-bedroom townhouse rents for AED 119,000, a two-bedroom townhouse averages for AED 158,000. A three-bedroom townhouse attracts nearly AED 179,000, and the average rent fetched by a four-bedroom house is about AED 190,000. This larger-sized five-bedroom house commands a rental price of over AED 240,000.
Trends of Sales in Jumeirah Village Circle
Though this is the costliest on the list, the price points don’t overstep reasonable returns that keep investors pouring in. Investor attraction will stay for a straightforward reason: hundreds of off-plan projects are present here. Some popular and famous names of off-plan Jumeirah Village Circle projects presented in this list include Binghatti Grove, Binghatti Jumeirah Village Circle Developers, and One Sky Park Aveline Residences.
The selling prices of the apartments differ depending on the type of property within the JVC Jumeirah Village Circle geographical area. For some improved examples, the average sale price per square meter will be around AED 708,500 if it were a studio apartment. In the case of the average selling value of 1-bedroom apartments, the cost would be AED 1,050,500. And that would be roughly about 1536000 AED for a 2-bedroom apartment. In comparison, the average price of an apartment with three bedrooms is around AED 1,855,000. The average price of a four-bedroom apartment is around AED 3,307,000.
The price list for the sale of villas in the Jumeirah Village Circle, shortly called JVC, is as follows: studio priced at AED 606,000; 1-bedroom sold at AED 1,242,000; others, being more intricate, 2-bedroom sold at AED 3,845,000; 3-bedroom worth AED 2,550,000; 4-bedroom worth AED 3,257,000; and the most expensive when sold is the offering of the five bedrooms at an average selling cost of AED 3,364,000.
It varies due to the number of bedrooms and the average selling price in Jumeirah Village Circle. An average-priced one-bedroom townhouse costs almost AED 1,802,000 to sell. An average two-bedroom townhouse sells for about AED 2,522,000—the average price for three three-bedroom townhouses is nearly AED 2,467,000. The 4-bedroom one sells majorly to raise the amount of AED 3,213,000.
Return on Investment in Jumeirah Village Circle
Jumeirah Village Circle Studios leads with the ROI standing at 14.04%. Afterwards, it is a one-bedroom apartment with two ROI bedrooms at 16.34 %. It then returns the ROI to 7.33%. The three rooms return 7.43. A four-bedroom holds a pretty weak ROI that stands in ROI at 7.05%. These then present an opportunity for investment in JVC towards large units alike.
There are various sizes in real estate, so the ROI is unique for all kinds of villas; for example, the return on investment of a villa is very high in the studio type with 21.15%, although at three bedrooms and four bedrooms, it was 7.56% and 7.48%. However, this value was also kept at five bedrooms at 6.16%, and an investment of 1 bedroom stood at an ROI of 5.60%, while two bedrooms were at 3.28%.
Communities to Buy Properties in Jumeirah Village Circle (JVC)
District 10 of JVC sits at the top of leadership as the most interesting place to lease and buy properties within the Jumeirah Village Circle. Others that catch attention to leasing or buying interest for future tenants come from District 15 of JVC and District 12 of JVC. Features are equally at play for Districts 13 and 11 of JVC, but far less for now. Together in aggregation, these districts outline diverging interests concerning those seeking real estate in this dynamic neighbourhood.
JVC Upcoming Projects
Good off-plan investment opportunities are being offered at Jumeirah Village Circle, which is growing along with the under-construction trend from District 10 to 15. This is one of the most in-demand freehold areas within the city, with available properties like apartments, villas, townhouses, and plots within affordable ranges.
Apart from this, there are also the Autograph, Imtiaz’s Luxor, and some Binghatti Developers. Those still under construction but ready for delivery within 2026 would include the 1—to 3-bedroom unit types of the Binghatti Grove and the Binghatti Royale. Smaller capitals would be helpful to investors, with studios that could be delivered either by Binghatti Dawn or by Binghatti Dusk.
Other projects worth mentioning would be:
One Sky Park is an Iman Developers project. It offers studios to 4-bedroom apartments starting at about AED 750k. The project is said to be finished in 2027. The rest of the luxury developments will be completed by 2027, with luxurious apartments costing above this.

Occupancy of a public place occurs in rush days or peak hours.

Lifestyle Malls, Dine Out, and Party Place Malls in JVC
There are almost next to their doorsteps available number of shopping places for the residents of Jumeirah Village Circle, or JVC. This circle provides another facility that caters to life; many Jumeirah village circle malls exist along Al Khail Road. However, this circle hosts a gigantic place called Circle Mall, making it a retail and food court hub.
Circle Mall is the Nakheel creation that eventually became the omnibus shopping destination that came to serve the city by delivering the very best in retail and dining. Access through the Fortunato community, Manhattan Towers, and Crystal Residence will bring over 200 retail outlets and Jumeirah Village Circle restaurants to satisfy all tastes. And if a trampoline park and an arcade exist, the need for a little fun happens.
The Mall of the Emirates is just a very short walking distance away, offering many super shopping escapades. Being on the J01 route, this mall accommodates experiences in the form of shopping, dining, and many other diversified things for adults and kids. Eateries from JVC can now relish their favourite food from this area and locality. The bottom line is that of many favourite local food outlets, Wide Range JVC is the most promising place to have good Indian food. Among other notable outlets in the locality is Socialicious, a trendy pan-Asian restaurant comprising Defne Turkish restaurant and Sticky Rice.

This region has 33 landscaped parks, so each village connects with other villages through big setups like this of its residents, where they can amuse themselves outdoors by walking or jogging through a completely tree-covered area.
For example, the bike lanes around the parks were needed to encourage exercise and play outdoors: exercising while discovering new open spaces. If the target is a healthy lifestyle, most houses in the locality have a gym and a pool within their grounds. New Life Fitness Gym remains the newest experience at the gym in the locality and is still considered the best gym in JVC.
This place has been enhanced with other sporting and leisure facilities, in addition to the sporting activities. These can range from soccer to basketball or kickboxing, amongst many others.
However, one must visit salons for more than just reviving or refreshing. Though JVC has very few of those for locals to go in, most still manage to find their way towards a higher-end facility like Dubai Marina, which is within easy reach and can house more activities.
Community Events
Other social media sites include the highly active Facebook groups Jumeirah Village Circle Community, Jumeirah Village Circle Residents, and Jumeirah Village Circle(JVC)Pet Owners, which unite the people of JVC; hence, all the local events and activities can be posted here.
Though JVC has many advantages, a few points must always be considered before shifting to the area. There will be noise from current constructions, mainly in nearby districts. However, this will be another residential complex with more lavish amenities and facilities after its completion.
So far, it has been disengaged from the jumeirah village circle nearest metro station, and sometimes it distracts a few people who live here because not everyone likes driving cars or is strictly self-driving. Despite all these, it is very accessible by the J01 route for public transport.
